Pallikaranai occupies a distinctive position in South Chennai: it borders the Old Mahabalipuram Road (OMR) IT corridor on one side and has straightforward access to GST Road on the other, via the Pallavaram–Thoraipakkam 200-Foot Radial Road. In September 2025, CMDA, acting on an order from the southern bench of the National Green Tribunal, halted planning permission for development within the Pallikaranai swamp area and its one-kilometre influence zone. CMDA subsequently circulated compliance instructions noting that no building permits are allowed within the Ramsar site or its 1-kilometre influence zone. Residential projects on land outside those boundaries continue to be developed normally.
